Monday Market Report – What’s the Best Zip Code to Buy in Downtown Orlando?

As we near the end of 2018, I thought I’d take a look at what Downtown popular zip codes are performing best and what’s happening in each one.

Here’s a recap of what’s happening in real estate near Downtown Orlando:

32803
This zip code encompasses the Mills50 Main Street District and  Neighborhoods that fall within this zip code include Park Lake Highland, Colonialtown North, Colonialtown South, Lake Como, Coytown, Audubon Park, Orwin Manor, Rowena Gardens, Merritt Park, part of Lake Eola Heights, part of Lawsona Fern-Creek, and a few other neighborhoods.  On average you will pay a higher price per sq. ft. in this zip code than others nearby and get a smaller home.

32806
This zip code encompasses SODO (South of Downtown).  Popular neighborhoods include Delaney Park, Bel Air, Wadeview Park, Lancaster Park, Southern Oaks, part of Dover Shores East, parts of Conway, and many others.  On average, in 32806 you can get a little better “bang for your buck” with larger homes and lower average price and price per sq. ft. than 32803.

32801
This zip code is truly “Downtown Orlando” with the Central Business District making up most of this zip code.  There are a lot of condo sales in this area, and only about 15% of the sales this year were single family homes.  Popular neighborhoods (other than condos) include Thornton Park, Lake Cherokee, part of Lawsona Fern-Creek, part of Lake Eola Heights, and part of Lake Davis/Greenwood.  Due to the lack of single family homes available and close proximity to Downtown, this neighborhood pulls the highest average sales price and price per sq. ft.  You will absolutely pay more to live so close to Downtown Orlando!

32804
College Park is a popular area just North of Downtown Orlando.  Ivanhoe Village and College Park Main Streets offer shopping and dining districts within walking and biking distance.  This area is just the opposite of 32801 with 85% of the sales being single family homes versus condos.  Prices here run high with the 2nd highest average sales price, but on average you will get a larger home here than 32803 or 32806.
