We are on track to close almost the same number of homes in Orlando in 2018 as we did in 2017. The market felt pretty similar in terms of buyers buying and sellers selling…but everything was just slightly better.
The median price is slightly higher, the average price is slightly higher. The number of active listings on average was slightly lower which in turn caused the days on market to be slightly lower which in turn drove those prices to where they are.
So what makes 2018 the best year to have sold your home? Only time will tell, but looking back over the last 10 years it wins some awards. The median prices and average sales prices were the highest they have been in about a decade, sellers were earning on average 97% of asking price, and the average days on the market was only 53 days. Not too shabby! In a few years if the market shifts a bit you may even be looking back and saying, well I wish I had sold in 2018 when prices were good and it took less than 2 months to sell a home in Orlando!
